The Quarterly Audit Framework
Set a recurring 90-minute walk-through with your janitorial account manager, ideally in the morning after a scheduled service. You're looking for evidence that the scope of work was executed against the checklist attached to your contract.
What to Inspect (By Zone)
Restrooms
Toilets/urinals (interior and exterior), sinks and fixtures, mirrors, floors including behind toilets, trash, paper stock, mirrors, ventilation grilles, ceiling corners. Restrooms tell the truth about a cleaning program faster than anywhere else.
Break Rooms
Counters, appliance exteriors, sink, floor including under tables, trash, microwave interior (if included), refrigerator exterior.
Workstations
Trash removal, desk-level dust, phone sanitation, chair cleanliness. Check under desks — cheap vendors skip vacuuming there.
Common Areas

Scoring the Audit
Rate each zone on a simple 1-5 scale. Anything under 4 gets a written note. Total the score and track it quarter over quarter. Trending down is a management conversation. Two consecutive quarters below 3.5 is grounds for termination.
