Measured area and layout
We measure the areas actually in scope — not the building's gross square footage. Open floors clean faster per square foot than a maze of small offices.
Floor types and finishes
Carpet, VCT, polished concrete, LVT and tile each need different equipment, chemistry and periodic maintenance cycles.
Restroom and kitchen counts
Fixture counts drive a large share of nightly labor, and they're the areas your occupants judge you on.
Frequency and service window
Nightly service costs less per visit than a monthly clean but more per month. After-hours, weekend and escorted access all affect labor.
Facility condition and traffic
A facility being brought back up to standard usually needs an initial deep clean before routine service begins.
