Graffiti on a commercial property should be removed within 24-48 hours — visible graffiti attracts more graffiti. The right removal method depends heavily on substrate. High-pressure water alone rarely works and often damages the surface.

By Substrate

Unpainted Brick and Concrete

Apply solvent-based graffiti remover, allow dwell time per label, then hot-water pressure wash at 2,500-3,000 PSI. Two-pass approach for spray paint.

Painted Surfaces

Paint-over is often preferable to removal — solvents damage the underlying paint. Color-match and touch up.

Stucco and EIFS

Low-pressure only (500-1,200 PSI). Softer chemistry. Aggressive pressure will destroy stucco surface texture.

Anti-Graffiti Coatings

Sacrificial coatings (wax-based) wash off with the graffiti; must be re-applied. Non-sacrificial coatings (urethane, siloxane) last 5-10 years and allow multiple graffiti events to be washed off cleanly.
