The parking lot is the first surface every visitor touches. Oil stains, gum, and traffic film degrade curb appeal and, over time, damage asphalt binder. A twice-yearly professional cleaning plus targeted spot treatment prevents that decline.
Standard Program
- Sweep entire lot with mechanical sweeper.
- Pre-treat oil spots with degreaser (allow 10-15 minute dwell).
- Hot-water pressure wash at 3,000-3,500 PSI with surface cleaner attachment.
- Spot-treat gum with steam or freeze-and-scrape.
- Rinse to storm drain per local stormwater regulations.
Stormwater Compliance
Most Georgia jurisdictions require containment or filtration of pressure wash runoff before it enters storm drains — especially for oily runoff. A compliant vendor uses berms, vacuum recovery, or filtration inserts.
Protecting Striping and Sealcoat
Aggressive pressure will strip fresh paint and thermoplastic striping. Reduce pressure to 2,000 PSI when working near recently painted lines. Sealcoated lots less than 30 days old should be gently rinsed only.
