The Three Primary Methods
Hot Water Extraction (Truck-Mount or Portable)
The industry gold standard for deep cleaning. High-pressure hot water and detergent are injected into the carpet and immediately vacuumed out. Dries in 4-8 hours. Best for annual or semi-annual restorative cleaning.
Encapsulation
A polymer-based chemistry that crystallizes soil and lifts it during subsequent vacuuming. Fast drying (30-60 minutes), lower cost per cleaning, ideal for interim maintenance in high-traffic corridors.
Bonnet / Absorbent Pad
A rotary machine with an absorbent pad. Fast and low-moisture but only cleans the top third of the fiber. Best used between deep cleans in appearance-critical spaces like reception.
Recommended Frequency by Traffic Level
- High traffic (lobbies, main corridors): interim clean monthly; deep extract quarterly.
- Medium traffic (open offices, meeting rooms): interim clean quarterly; deep extract semi-annually.
- Low traffic (executive offices, private rooms): deep extract annually with spot service as needed.
Signs It's Time to Replace, Not Clean
