The Six KPIs
- Inspection score (weekly walk-through, 1-100 scale).
- Complaint volume (tickets per month from tenants/employees).
- Response time (hours from complaint to resolution).
- Supply consumption vs occupancy (dollars per person per month).
- Crew turnover (percent of same crew over last 90 days).
- Add-on invoice ratio (extras as percent of base contract).
The Weekly Inspection
A named supervisor should perform a formal weekly walk-through using a checklist. Common categories: restrooms, break rooms, floors, glass, dusting, trash, exterior. Score each; produce a numeric total. Report monthly.
Interpreting the Data
Any single KPI trending negatively for 60+ days signals systemic issue — usually crew turnover or supervision gap. Address at the vendor management level, not by piling on tickets.
