Building Facade Soft Washing: Low-Pressure, High-Result

5 min readUpdated 2026-08-12By Blue Collar Cleaning Co.

Soft washing uses low pressure (typically under 500 PSI) plus biocide chemistry to kill algae, mildew, and mold at their source. Because the chemistry does the work, soft washing outperforms high-pressure cleaning on porous surfaces — and lasts 4-6x longer between cleanings.

Where Soft Washing Wins

  • EIFS and stucco (high pressure destroys these surfaces).
  • Painted brick or block.
  • Vinyl siding.
  • Wood shingles or planks.
  • Roof cleaning (shingles cannot tolerate high pressure).

The Chemistry

Sodium hypochlorite plus surfactant is the industry standard. Applied via low-pressure sprayer, allowed to dwell 10-15 minutes, then rinsed with garden-hose pressure. Kills the biological growth at the root — not just the visible portion.

Landscape Protection

Bleach chemistry harms plants. Professional soft-washers pre-wet all landscaping, contain runoff, and post-rinse with fresh water. Verify your vendor does this.
